The Sumba Land Price Report 2026 is the first structured public reference for land prices on Sumba, Indonesia, in both US dollars and Indonesian rupiah. Figures are based on a survey of 48 land parcels currently listed across the island.

Key findings

  • Sumba land values have risen roughly 1,200% between 2010 and 2025.
  • Buildable land currently ranges from about USD $5 to $55 per square metre (roughly Rp 80,000 to Rp 870,000/m²), depending on area and location.
  • Southwest Sumba is the premium corridor; East Sumba is the most affordable.
  • Entry-level plots start around USD $105,000 (≈ Rp 1.65 billion); large beachfront estates reach USD $3.8 million (≈ Rp 60 billion).
  • About 85% of the island remains undeveloped, and Sumba was named Best Destination in Asia 2025.

Indicative ranges for buildable land with clear access; beachfront commands a premium within each area. USD/IDR conversions are approximate (≈ Rp 15,800 per USD) and move with exchange rates.

What is driving prices

Airport access. The expansion of Tambolaka Airport toward international status — Sumba is already a ~50-minute flight from Bali — is the single biggest structural driver of land value.

The Nihi effect. Nihi Sumba, repeatedly ranked among the world’s best resorts, has drawn luxury travellers and hotel brands, lifting coastal land prices around it.

Scarcity. Clean-title, buildable beachfront is limited, so the best parcels appreciate fastest.

2026 outlook

We expect continued appreciation through 2026, concentrated in clean-title coastal corridors, with inland land lagging. The main risk to any purchase is not the market but title — many Sumba certificates carry boundary or customary-land (adat) issues, so independent verification is essential before buying.
